What's a mortgage ?

Anyone who wishes to build or buy their dream home usually does not have sufficient equity. That's where the mortgage comes in. This is a long-term loan to finance a property and it is used as collateral to cover the risk of non-repayment of the property. In order to obtain a mortgage loan, several minimum requirements must be met. Firstly, it is necessary to have 20% of equity. This can be made up of savings, investment funds, second or third pillar pension capital (3a), or other real estate objects. Secondly, the ratio between the mortgage and the market value must not exceed 80%. Finally, interest and depreciation must not exceed one third of the income. There are also notary fees, which vary from canton to canton and are not included in the loan calculation.
